Design-Bid-Build Vs. Design-Build Projects
With supply chain disruptions and inflation creating new challenges around the rising costs of building materials, owners and delivery teams are finding ways to keep design, scheduling, and construction costs down. One way organizations are managing this is by favoring design-build rather than design-bid-build projects.
Construction owners may be more familiar with a “design-bid-build” model where the owner holds separate contracts for the design and construction of the asset. The owner will have a contract or engagement with an architect or design firm, in addition to a contract with a general contractor. From there, the asset will get built.
On the other hand, design-build models only have one contract between the owner and the design-build entity, who is responsible for both design and construction of the asset. The design-build entity may complete the design in house, work with a design firm, or subcontract out some of the work.
Design-build projects are also becoming increasingly popular as projects become more complex and must be delivered in shorter time frames. Some design-build projects are even implemented for upgrading public sector infrastructure like highways and roads. But even with the rise in popularity for design-build projects, challenges remain when getting started.
Design-build is anticipated to represent up to 47% of construction spending in 2025:

Common questions when starting a new design-build project:
For any new build, owners and delivery teams need a reliable, consolidated project control solution that supports strong collaboration among team members. Oracle Aconex connects your teams, processes, and data to help address these challenges and improve visibility and efficiency on your design-build projects.
1. How can I ensure seamless collaboration across the design and construction teams?
2. How do I manage the increased number of questions and decisions that need to be made within a reduced timeframe?
3. How can I manage the unique requirements of design and construction of the project?
4. How can I align design and construction when both are occurring simultaneously?

1. Highly flexible process management engine: This capability facilitates end-to-end construction processes and workstreams across the entire lifecycle for a complete project delivery solution. The process management engine offers flexibility and configurability to match any process flow so organizations can have visibility into what’s happening on projects.
How Oracle Aconex helps owners and delivery teams successfully implement a design-build project
With Oracle Aconex, organizations can have complete control of their project so the right people get the information they need. These capabilities include:
• Configurability to manage/standardize/automate virtually any document or correspondence-based process
• No limits on document or model numbers and sizes
• Custom workflows to automate review and approval cycles
• Custom fields that can be configured to specific process and information capture requirements
• Work packaging brings together documentation, drawings, and correspondence for a specific purpose to manage processes and sign-offs or approvals
• Single document register with strict version control protocols
• Dedicated modules for specific processes and work streams, including model coordination and field management
• Powerful search and reporting capabilities provide real-time analysis and detailed status of processes

2. Unique data ownership model: Do you have multiple team members on a project who all need to be able to effectively communicate with one another and share their data with each other? The unique data ownership model eliminates barriers to collaboration and connects teams so team members can share their project information, rather than having their data exist in silos. Having data shared across an entire project creates a complete project record on one system.
With Oracle Aconex’s unique data ownership model, each organization using the tool owns and controls its own data. Even if an organization is a non-paying user, it still owns its data. When an organization owns and controls its data, it drives trust and platform adoption, promoting open information exchange and team collaboration. They can share and store their data, and with everyone using the one platform, there’s one complete project record. This leaves no data set unaccounted for.
Benefits of Aconex’s unique data ownership model:
• Each project organization has their own private workspace
• Each project organization owns and controls its own data, who it shares the data with and when
• Trust drives adoption and collaboration, creating a single source of truth
• Nothing can be deleted from the system or altered after the fact
• Information flows freely, eliminating the risk of multiple data stores and ensuring everyone has the data they need
• A common platform encourages teamwork
• Everyone on the project is more efficient

3. Unalterable audit trail: This capability tracks and captures every project decision, helping to ensure accountability and minimize disputes. Within Oracle Aconex, every project decision is tracked. This means when an action is taken, it can’t be changed, and nothing can be deleted. Email can be deleted, but you can’t delete in Oracle Aconex.
It’s no surprise that construction is a highly litigious industry, so disputes can arise after a project is completed. If you need to go back and see communication threads to see the records of who responded to what, the record is there giving you the peace of mind that your audit trail hasn’t been altered.

The key is to manage end-to-end processes, eliminate barriers to collaboration, and connect teams across the entire construction lifecycle, capturing a complete project record.
Collaboration and data sharing are critical for project success, but since many platforms only offer “single control” capabilities, data capture is often limited and fails to provide a holistic picture of a project.
When you have single control functionality, the paying organization effectively owns and controls all the project data, which limits trust with other organizations on the project. When trust is limited, non-paying teams are less inclined to adopt the project system altogether.
This lack of trust results in data getting siloed, creating multiple data stores. This causes multiple and different versions of documents, creating even more discrepancies across the project. Continued data siloes and version control issues then make the project impossible to manage.
On Oracle Aconex, you’re connecting the entire project team to streamline data and to help eliminate version control challenges.

Without a data model that promotes collaboration:
• Project participants do not control their own data
• Without trust in the system, team members don’t share their data, resulting in poor information flow
• Organizations maintain their own, separate systems, creating multiple data stores or data sets
• Collaboration across teams suffers, resulting in mistakes, delays, and cost blowouts
